Spanish Property – August 2010 – The Good, the Bad, the Ugly

The Good

Spanish banks have started to offer residents 100% mortgages for repossessed properties. However, these deals are not available to foreign buyers or investors. Whilst sales to British and Irish property buyers have all but disappeared there is an influx of German and Nordic buyers hoping to snap up a bargain. Purchases in Barcelona and Madrid have increased but the Costas remain depressed.

The Bad

During the recent European Central Bank stress tests on banks in the Eurozone 27 Spanish banks were tested. This testing was to establish if they could survive another recession or banking crisis. Four of the Spanish banks fared particularly badly with most having massive book assets from failed mortgages, most of which are not expected to realise any return. The banks continue to overvalue their properties in an attempt to keep the market afloat and prevent a catastrophic disaster, although most expats or holiday home owners in Costa Blanca would argue that a 50% drop in value has already been catastrophic.

The Ugly

One commentator in the Guardian newspaper recently reported that properties on the Costa Blanca have fallen from €200,000 to €60,000. A fall of over 300% in three years, with the supply of available property at over 1m it will take some time to shift that many properties. Thus supply will outstrip demand for many years to come. Particularly ugly are the huge golf developments miles inland, badly built with no infrastructure. These remain barely occupied resorts and some may never be fully occupied or sold.
